Tips for Renting a property?

If you are going to buy a flat, take someone with you.To avoid the posibility of the wasted journey,it's probably also worth contacting the landlord

before you set out to reconfirm your appointment.

The rental market is extremely fast-moving in some areas. It is therefore important to act quickly when answering an ad in free ads,so that you don't

miss out on any oppertunities.Rented accommodation may go in a matter of hours,if you are not able to view the property without a delay. It may even

be worth taking time off work,if necessary,in order to have the 'upper land'.

You should not agree to rent a property without a full and legally binding agreement between you and the landlord. This agreement, should u asked to

sign,we advise that if you do not understand any thing in the details of the trms of the tenancy, don't take any risks, instead, contact a solicitor.

If you are looking for accomodation through a property agent, you may be asked for payment to see the list of properties on their books, however not

for registering your needs.

When you have found a suitable place for rent, one of the first things thelandlord will ask you for (before contrats are exchanged),is a deposit to cover

any breakages or unpaid rent during the period of your contract. The amount varies amoung the landlords, but it is,quite common to be asked for a

dposit or a fw months' rent in advance

In most case the deposit amounts can be considerable sum of money. It is threfore important in the case of private rentals to verify the identity of the

landlord before you hand th money over.Make sure that ypuar dealing with the actual owner of the property, especially when you are asked to pay a

large deposit before occupaying the premises. It really should not be difficult for the owner to provide documented proof.Always ask for a receipt as

proof of money exchnaged, together with th landlords address and phone number for further contact. If you are dealing with the accomodation agency,

it would be advisable to pay the deposit to the agency, rather than to the landlord.
